Tenant fees
Before move in
Holding Fee: Serviced Rooms requires a £500 holding fee before we can review or accept any offers. This fee is used to make an offer and secure your room whilst your offer is being considered. This fee is then used towards your move in funds once your offer is accepted or returned in full if your offer is rejected.
Set up fee: £300 per property this includes:
Right to rent and tenant referencing – Checking identity, immigration and visa confirmation.
Financial credit checks – Obtaining references from employers / landlords and any other relevant information to qualify affordability.
Contract negotiation – Agreeing terms and ensuring conditions are met.
Administration – Coordination of move in.
Inventory Check-in (shared properties only) – Inventory report and the check-in process for rooms within a flat or house share.
Additional References for Extra Tenant Only: £50 per tenant

End of tenancy
Checkout: £35 per room
To carry out the check-out report procedure at the end of your tenancy.
Other
Professional Cleaning: Charged when professional cleaning is necessary to return the property in the same condition as at the start of the tenancy. Price based on job required (quote provided upon request) which will be deducted from the security deposit.
Unpaid Rent: Interest of 8% above Bank of England Base Rate from due date.
